In the world of custom homes, we understand that each customer is different and every situation is unique, as each customer has different requirements for their timeline, financing, and function of home. We work our schedule and process around those specific needs to make the design and building process seamless and enjoyable. The design and customization process can be completed in a few months or planned out over multiple years, whichever timeline works best for you.
Here is a very brief overview of the primary steps it takes when deciding to build a home:
The floorplan and location
What do you envision your house to look like? You describe your house to us, from the outside curb appeal, size of the house, master bedroom location, kitchen size and function, and even the useable space outside. We will try and match your ideas and style with one of our floors plans. We view our floor plans as a good starting point when designing your home and you can expand, condense, manipulate, or rearrange our plans to fit your ideal layout and size. We are also able to easily alter the façade of a house with changing the angles, the application of stone or brick, or with other exterior coverings. If you decide that our plans still do not fully fulfill your dream floor plan, we can create a custom floor plan just for you.
Where do you want to build you home? Do our any of our communities in Berks County fit your location and property needs? If they do not, what are you looking for in the lot? We will build in our communities but also on land that you already have or find during this process. If you need help finding land, visit our Help Me Find Land form.
Financing
Greth Homes does not offer any financing, but we can refer you to lenders that we have worked with in the past. You are not limited to these referrals; we want you to work with a company and representative you are comfortable with and trust. For additional details, please visit our finance page
Options, selections and pricing
When it comes to the actual products that go into your home, not knowing the details is one of the easiest places to have an unexpected surprise. From faucets to flooring transitions to handrails, you really should be comfortable with the products you are going to get in your home before they are installed. It will help avoid frustration and additional charges for you during the process. At Greth Homes, we make sure that you know which products are included as standard in our homes and you can adjust from there, based on your needs and wants. From faucet styles and finishes to door styles, there are many products that go into a home and we want to make sure that you are getting exactly what you want out of your home. One of the bigger product knowledge items in a home is comparing the quality, design opportunity and cost difference between a pre-built box kitchen and a furniture grade kitchen. We recommend that you have all of your selections finalized as much as possible before signing a contract with your builder and choose a builder that will honor their pricing during construction, so you don’t have to worry about unexpected charges during construction.
Construction
When it comes to the actual construction of the home, if you have accurately done your up-front research, this should be the easiest and most stress free portion of the entire process. Since everything is selected, you should just be able to visit and watch the construction site become your home. Not only do we make sure that you have access to the home, we welcome you to visit whenever you would like to. Typically if you go every couple of days, you can see each step come together.
